Buyers Guide
A step-by-step walkthrough of buying property in Bangladesh.
Buying property is the largest transaction most families make. This guide walks through each stage so nothing catches you by surprise.
1. Set a realistic budget
Work out your total budget including registration, stamp duty, utility transfers and the service charge deposit — typically 8–12% on top of the sale price. If financing, keep the EMI under 40% of your monthly income.
2. Shortlist areas, then buildings
Choose the neighbourhood first based on commute, schools and daily convenience. Within an area, the building matters enormously: lift quality, generator capacity, service charge and management standards vary widely.
3. View properly
Visit at different times of day. Check water pressure, natural light, noise, mobile signal, parking access and the state of the common areas and stairwell.
4. Verify the documents
Ask for the title deed, approved plan, occupancy certificate, up-to-date utility bills and service charge statement. Our team verifies these for every listing we publish.
5. Negotiate on evidence
Base your offer on recent closed transactions in the same building or block, not on asking prices.
6. Arrange financing early
Get an in-principle loan approval before you make an offer — it strengthens your negotiating position and avoids delays at registration.
7. Register and hand over
Complete registration at the sub-registry office, then mutate the property into your name and transfer the utility connections.
